Half the house working and half dead is one of the strangest-feeling electrical failures a homeowner meets — the kitchen is fine, the bedrooms are dark, and nothing about it makes obvious sense. The good news: the cause is one of exactly three things, and you can narrow it down yourself in about ten minutes, without tools, before you call anyone.
The three candidates, in the order you should check them:
- Tripped breakers — free to fix, five minutes.
- A lost leg from the utility — Valley Electric Association’s problem, free to you.
- A failure inside your panel or service — a licensed electrician’s problem.
First, thirty seconds of safety triage
Before any diagnosis: if you smell burning, hear buzzing or crackling from the panel, or the panel front is hot to the touch, skip everything below — that’s an active hazard, not a triage exercise. Steps for that scenario are on our emergency electrician page.
Otherwise, note one detail that will matter later: are any 240-volt appliances acting strange? An electric dryer that runs but doesn’t heat, an AC or well pump struggling, an electric range with weak burners — that’s the signature of a lost leg, and it moves you to step two fast.
Step 1: The panel check (five minutes, free)
Open the panel door — just the door, never the screwed-on cover — and read the breakers like a row of switches:
- Look for handles out of line. A tripped breaker sits in the middle, not fully on. Several circuits’ worth of dead rooms can be one tripped double-pole breaker, or two or three singles.
- Reset properly. Push each tripped handle fully off until it clicks, then back to on. Half-hearted resets that skip the off position are the most common “it won’t reset” call.
- Check the main breaker too. Mains can partially fail or trip on one side; while you’re there, note the main’s amperage number for later.
If a reset restores the dead half, you’ve fixed the symptom — now mind the cause. A breaker that tripped once under a stacked load is one thing; one that re-trips or has done this before is a pattern, and the breaker troubleshooting guide is your next read. Step 2: The VEA checks (free, and often the answer)
Here’s the piece of local knowledge that saves Pahrump homeowners real money: your home receives two 120-volt legs from the utility. When one leg fails upstream of your meter — a failing connection at the transformer, a damaged service drop, a corroded splice — half your circuits die and half work perfectly, which is exactly the symptom you have. And everything up to the meter belongs to Valley Electric Association, Pahrump’s member-owned co-op (not NV Energy — a distinction that matters when you’re searching for the right phone number).
Two checks, both free:
- The outage map: outages.vea.coop shows live outages in VEA territory. Partial-leg failures often won’t appear there, but it rules the area picture in or out.
- The call: VEA at (775) 727-5312 (or (800) 742-3330). Tell them half your house is out and any 240V symptoms you noticed — “dryer runs but won’t heat” tells a dispatcher a lot. VEA can send a crew to test the service at the meter. If the fault is on their side, they fix it, and it costs you nothing.
Neighbors are a data point too: on shared transformer failures, the house next door sometimes has the same weirdness. Worth a knock.
While you wait on a suspected lost leg, protect your equipment: turn off the AC, dryer, well pump, and other 240V loads, and unplug sensitive electronics. A starved 240V motor and abnormal voltage swings are how a utility-side fault turns into an appliance repair bill.
Step 3: Your side of the meter
If VEA tests the service and hands the problem back to you, the fault lives between the meter and your circuits: the main breaker, the panel’s bus bars or main lugs, or the service-entrance conductors. Why houses split in half: the two-leg system in plain English
Understanding the why makes the whole triage make sense. Your home’s service delivers two 120-volt legs that are 240 volts apart from each other. Standard outlets and lights connect to one leg or the other — roughly half the house each — while big 240-volt appliances (AC, dryer, range, well pump) bridge both. That architecture explains every symptom in this guide:
- Lose one leg → everything on that leg goes dark, the other half works, and 240V appliances limp or die. That’s the half-house outage.
- Lose the neutral (the return path both legs share) → the two halves start stealing voltage from each other: lights bright in one room and dim in another, electronics misbehaving, sometimes a burning smell as something gets overfed. This is the dangerous variant — a floating neutral can push 150-plus volts into circuits built for 120, and it’s why “half the house is weird” deserves the same urgency as “half the house is dark.”

After it’s fixed: cheap prevention

Rank it honestly:
- Emergency (now, at emergency rates if needed): burning smell, hot panel, buzzing, scorch marks — or a summer outage that has taken out your AC, which in a Pahrump July is a safety issue, not an inconvenience.
- Same-day urgent: confirmed or suspected lost leg, flickering plus the half-house outage, or electronics behaving strangely on the live half — abnormal voltage does cumulative damage, and a compromised neutral is a fire risk.
